10 Most-Common Home Inspection Items
The following are the 10 most common home inspection items that you can repair prior to listing your home.
1. Light Bulbs
Replace all burnt out light bulbs (inside and out) to avoid being accused of having an electrical issue.
2. Smoke Detectors
Replace expired smoke detectors and batteries in smoke detectors
3. Carbon Monoxide Detector
Have an attached garage or a fireplace? Make sure you have a ceiling-mounted or plug-in CO detector in place
4. HRV (Air Exchanger)
Make sure the filters are cleaned and if you haven't had the machine serviced within the last 12 months, have an annual maintenance check performed.
5. Heat Pump(s)
If you haven't had the machine serviced within the last 12 months, have an annual maintenance check performed.
(PS - Did you know mini splits get moldy and you should be cleaning them annually?)
6. Toilets
Tighten the anchor bolts on wobbly toilets; you don't want to be accused of a bigger issue. Repair slow flushing toilets/flappers.
7. Exterior Doors & Windows
Check for leaks. Install new weather stripping, door sweeps. Remove old or add new caulking around all windows and doors.
(Bonus: Paint door frames & replace any softness/rot around door frames.)
8. Caulking in Wet Areas
(This one's for you Ken Peckham! LOL) Remove all the old caulking & replace with new caulking ...
(1) Bathrooms - Bath fixtures and vanities.
(2) Exterior - Light fixtures.
(3) Roof - Plumbing vent, chimney, sky lights.
(4) Foundation - Hairline cracks. (Have anything major addressed by a specialist.)
9. Electrical Panel & Exposed Wires
Ensure the panel is fully labelled & all exposed wires are in a junction box.
10. Hot water tank
Older than the warranty on the tank or 7 years old? Avoid the squabble and replace it.
