Home Inspection - "What Are My Obligations as the Seller?"
Ouuuu... Scary topic, right?
Chill, it doesn’t have to be.
If the offer you receive is subject to a home inspection, you are responsible for repairing anything in the following categories that is flagged as “deficient” (not as it should be):
- Structural
- Mechanical
- Electrical
- Life Safety
These deficiencies can be requested by your buyer to be repaired before closing.
There ARE exceptions including (but not limited to) grandfathered code, plainly visible at the time of offer, preventative maintenance/future wear & tear. We will guide you on this.
As a seller you have no obligation to repair anything*. You have the right to identify the items you are willing to repair and/or provide a price reduction in lieu of repairing. (*This is a loaded statement, but for the sake of being brief I will not dive further into this here.)
