Ouuu. Crystal ball time! (Just kidding... Well, sort of!)
Jokes aside, it is a LOADED question as it does depend on market conditions, price, condition of your property, marketing, etc.
But let's talk in generalities and assume we're talking about an average home with no major defects or deferred maintenance. It's nice and "real estate ready" (as we like to say here at Darbaz HQ).
Your property gets the most time and attention in the first 2 weeks on the market. After that, (to put it bluntly) it's "old news." Interest tapers off dramatically. (See chart.) Every buyer is similar; they like to pay attention to the new stuff, and forget about the old stuff pretty quickly.
Early into the business, I attended a seminar where they stated that "[if a home has 10 showings and no offers in the first 10 days, it is slightly overpriced; conversely, if a home is listed for 10 days with few or no showings, it is more seriously overpriced]" and I've generally found that to be true.
So, ultimately, price determines your time on market. Price it well, and you can reasonably expect a sale in the first couple of weeks. (But it doesn't mean you're doomed if it doesn't sell; you may just need to reduce your price).
What a great realtor will do with their clients is discuss a pricing strategy along with your desired time on market. We will give you pricing options and discuss the expected outcomes at each list price, so you can then choose which feels best aligned with your goals.
Example.:
"Price A is your aggressive price. In this market it is expected you'll sell quickly and at 98%+ of asking price."
OR
"Price B is your maximum suggested price. This price might keep you on the market for longer; you may risk having to reduce your price after 10-30 days to get an offer."
Ultimately, price is your call. Your realtor is your expert coach that's there to help you sell your home for the most amount of money, in the most efficient amount of time, and with the fewest hassles.
