How to Win In a "Seller's Market"
So, you decided 2022 is the year you're going to sell your current home and buy your next one. Awesome!
Perhaps you've heard that the market is a little "busy" and "competitive" right now.
That is true. We are four weeks into 2022 and already there is an evident surge of demand from buyers, with greater demand for homes than there is a supply of homes.
So, how do you position yourself to win?
Read on.
(1) Connect with a great realtor that ensures you are totally prepared to buy and has a winning track record in competitive sales.
(2) If you have a home to sell, sort the affairs on this with your realtor first. You want to avoid going in with a "subject to the sale of your current home" clause as best you can. 99% of the time, having this clause in a multi-offer scenario is going to put you on the bottom of the pile.
(3) Get pre-approved ASAP and have the pre-approval letter handy. You never know when the property you love will list and you will need to be ready. There isn't enough time to get ready once the home lists. THIS IS CRITICAL. Appending your pre-approval letter to your offer puts you at the top of the pile in a multi-offer scenario.
(4) Ensure you're set up on an automatic search portal with your realtor. This gives you exclusive access to homes the moment they're listed which can be *UP TO 72 HOURS* before it hits realtor.ca. Yes. 72 hours. With homes selling in less than 24 hours, this access is critical.
(5) Mentally prepare yourself. Many homes are selling for at or above asking price with multiple offers right now. If you want to buy a house this year, then you need to be "in it to win it" and be prepared to pay what you need to pay to get the house. Your realtor will help coach you here.
