Yes, believe it or not, buyers are still experiencing multiple offer scenarios here in the St. John's metropolitan area at the start of 2024. (The primary reason is we still have a historically low number of homes for sale).
Here are some tips to help you win in a multiple offer scenario:
Choose a great, experienced agent with a professional reputation
Ensure you have a pre-approval letter from your financial institution that you can attach to your offer
Pricing: Be prepared to "go above for what you love" - listen to coaching from your agent
Minimal conditions - a great agent can coach you how to write an offer that protects you but is still appealing
Ask the seller what's important to them - example: giving them time to find a home, letting them choose closing date
Offer a higher deposit to show you're serious and committed
Write a cover letter outlining your strong position and who you are - if offers are close, this might tip you over the edge
Don't have a condition that it is subject to the sale of your home. In a multiple offer scenario, you're going to be put on the bottom of the pile.
Ultimately, price reins supreme, but there are a lot of ways when offers are close to ensure you clinch the win.
