Timing - What You Need to Know If You Want to List in 2023
Still thinking of selling in 2023? Curious about timing?
Mid-to-late Summer & early Fall is actually a great time to sell your house, but timing is important.
Pre-sale preparation and presentation are a critical component in the successful marketing of your home. Meaning now is a great time of year to prep and list because your property looks amazing in pictures and in person.
By default, many buyers just like to buy in summer because it’s easy to move, easy to view houses, and they want to enjoy the outdoor space of their new abode.
That being said, what many sellers don’t know is that the Fall is an AMAZING time of year to list. We are VERY busy with buyers from about the 2nd to 3rd week of September through to the end of October/early November.
The kids are back to school, the adults are “back to work”, and everyone is back in “serious mode”. (#DoNotDisturb) These people want to hit their 2023 goal of MOVING. The “end of year” is powerful motivation for your buyers and (I’m going to say it even though it’s July) so is “in before Christmas”.
Oh, and don’t list Labour Day week. No one is paying much attention then!
My advice:
Start prepping now and aim to be ready by mid-September and don’t underestimate how much prep you have ahead of you. (LOL)
