When is the Best Month to Sell?
Without being cheeky, the best month to sell is when you are ready. There are buyers all months of the year. A home that's priced and presented well is going to sell any time of year. That is not a sales line, that is true. Case in point: We have desperate buyers waiting for the right home to list that have been looking for months, who will gladly buy your home TODAY it if was listed.
But I know that answer is going to likely create an angry mob amongst some of you, so here is another way to look at the data... (you can put your pitchforks down lol).
In last week's post we learned that the peak time for contracts written is May and June... a slight summer slowdown... then another peak in September and October.
This is when the largest volume of buyers are writing contracts. So in a sense, one could say these are the "best months" to sell. (But please don't interpret that as the "only months" you can sell. You can sell any time.)
It makes sense based on our weather. Properties showcase nicely and it's pleasant to be out looking at homes. People are also tired of being cooped up in their homes all winter and are ready for a change once the spring comes around. You're also moving in more pleasant weather as well.
