Why Properties Don't Sell.

Lingering listing?
There's a number of factors why a property may not be selling, but there is only one reason.
Factors can include:
Condition - deferred maintenance or major maintenance
Cleanliness - no one wants to buy a dirty home. Dirty homes also are a way of saying to the buyer "if I can't be bothered to clean, I can't be bothered to do maintenance"
Odd features / layout - maybe there's only one bedroom on the main floor and the rest are in the basement.
Structural / time of build concerns - cast iron plumbing, fuse panels, stucco with asbestos...
Location - undesirable area, main roads, building restrictions, funky land layout, problem neighbours
Cold, damp - Signs of neglect or "I've given up"
Dated - the pink carpet from 1991 could be immaculate, but today's top dollar buyer wants a modern, move-in-ready home
All these factors lead to the one and only reason properties don't sell which is...
Incorrect Price
You have to price for those factors, and meaningfully adjust your price after 10-30 days if you're not having viewings or receiving offers.
And the most important disclaimer for this post: A property can also be immaculate and in the perfect area, and if the price is incorrect, it's not going to sell.
